Banks are not known for taking risks, and they invest in the same way. They get interest on a loan, and use the property as collateral. These are low risk loans, and it is a great deal for the lenders.
What is so great for us is that secured loans are not just for banks. There is nothing preventing the rest of us from investing the same way these lenders do, except that we can even better interest rates then commercial lenders get, the loan collateral is much more substantial, and often time the length of the loan is much shorter.
Why don't you hear about these deals from your investment manager or Wall Street? Why doesn't the financial industry talk about these great deals?
Well, actually they do. But these types of deals usually require that a person be a qualified investor, and they are usually large projects involving multiple propertiess. At the time of this writing, a qualified investor is one who has more then $500,000 in assets and makes more then $250,000 a year, and that can be even greater depending on the company. If an investor meets these and other qualifications they are considered qualified and a financial expert may reveal these types of deals or investment portfolios. But these qualifications are not met by the majority of investors, so we don't hear about them.
We are basically left in the dark and not given direct access to these deals by the people we usually turn to to plan our investments. Also, many times, an investment advisor will be working on commissions. The type of deals we are talking about generally do not pay commission so an investment planner may not be likely to reveal them or even keep a portfolio of these kinds of opportunities. In addition, there are usually no fees that can be charged by an investment advisor on these type of deals as the profits are all yours.
